Buying Tips

Before you buy any property in Costa Rica you should carefully review the following important considerations. If the property you are considering purchasing cannot pass these important tests, we strongly recommend that you do not buy it.

Find out as much as you can about what you are buying and who you are buying it from.

Make sure you check out similar properties for comparison.

*

Make sure that the property you are considering is owned and deeded by the seller or the company you are working with. Quepos Hot Springs Estates owns all of its property.
Note: If you are buying property from someone else you can search the Costa Rican National Land Registry to make sure the property is owned by the seller.

Make sure there are no mortgages on the property so that the owner can sell it to you free and clear.

Make sure the company you buy from has Catastro Plat Maps. These maps are issued by the Costa Rican Government showing your lot in the development. They have an official seal on the top and official signature. (Check back soon for a link to a Catastro Plat Map for Quepos Hot Springs Estates)

Make sure that INVU has granted permission for the subdivision. You can call the Instituto Nacional de Vivienda y Urbanismo at 506-256-5265.

Make sure Setena has granted permission for roads to be built on the property by calling their office in Costa Rica at 506-234-3367.
